Welcome to my TED Talk…

Because after nearly a decade in this real estate game — watching the industry recycle the same tired scripts, the same Canva templates, and the same pseudo-philosophical “we’re helping people make the biggest decision of their lives” — I’m calling bullshit.

Not because I hate real estate.
Not because I’m cynical for sport.
Because I’ve SEEN what it actually takes to succeed in this business.
I’ve SEEN the heartbreak, the denial letters, the deals that blow up after inspections, the upside-down mortgages, the families hanging on by a thread while insurance premiums punch them in the throat.

And I’ve also seen the miracles.
Gardeners buying brand-new homes for their young families.
Single moms landing a fresh start they didn’t think was possible.
Sellers leveling up into dream homes after years of grinding.

Real estate is BOTH.
It’s the dream and the disaster.
The win and the wound.
The W and the L.

But most people in this business?
They’re not telling the truth.


THE BIGGEST DECISION OF THEIR LIVES? REALLY?

I wish I had a dollar for every time I heard this line:

“Buying a home is the biggest decision of their lives.”

I just don’t believe that to be true.

Choosing a career is a bigger decision.
Choosing a partner is a bigger decision.
Choosing to have kids is a bigger decision.
Choosing not to lose yourself in the chaos of adulthood is a bigger decision.

A house?
It’s shelter with financial implications.
It’s important. YES.
But existential?
Stop it.

This line has been used since Myspace was still alive.
Agents slap it in bios, sprinkle it on social posts, regurgitate it in marketing classes, wedge it into listing presentations —
not because it’s true,
but because they don’t have a REAL message of value.

And here’s the kicker…

If everyone could own, everyone WOULD own.

Period.

The reason people rent is not because they’re “choosing not to make the biggest decision of their lives.”
It’s because money is real, credit is real, debt is real, and life is expensive as hell.


THE REAL REASON REALTORS EXIST

Let’s get this straight:

Consumers don’t need emotional therapy.
They don’t need a motivational speaker.
They don’t need a Hallmark-card-ass tagline.

They need COMPETENCY.

They need someone who actually knows what the hell they’re doing.

A GREAT REALTOR:

  • Protects you from a bad deal
  • Spots red flags before they become your financial coffin
  • Understands contracts, appraisals, lending, negotiations, and strategy
  • Keeps you from getting screwed by the system
  • Fights for your interests when shit hits the fan

A REALTOR isn’t your life coach.
A REALTOR is your shield, your negotiator, your strategist, your advocate.

THE BUYER SIDE: STOP WASTING PEOPLE’S TIME

I’ve helped people who didn’t even know a brand-new home was possible.
I’ve seen renters step into ownership with tears in their eyes because the door opened for them.

But here’s the hard truth:

Not everyone qualifies.
Not everyone is ready.
Not everyone should be in the market.

You need:

  • Good credit (580+ isn’t a personality trait; it’s a requirement)
  • Stable income
  • Low debt
  • And sometimes actual money — shocking, I know

Those “3.9% interest rate!!!” taglines?
They need a giant asterisk.

YOU CAN GET THAT RATE IF YOU QUALIFY.
And qualifying isn’t a walk in the park.

But when it happens?
It’s beautiful.


THE SELLER SIDE: THIS IS WAR

Selling in 2026 is not the selling of 2016.

Insurance is insane.
Taxes are insane.
Inventory is weird.
Buyer confidence is shaky.
Rates are fluctuating like a toddler on a sugar high.

A great agent knows how to:

  • Position a home
  • Price a home
  • Market a home
  • Protect equity
  • Maximize return
  • Navigate chaos

And honestly?
Most agents can’t do this.

Stats show the majority fail.
Not because they’re bad people — but because they’re not hardened, trained, strategic, or built for this arena.

THE REAL ESTATE MEDIA RANT YOU’VE BEEN WAITING FOR

Let’s talk about my industry.

I’m a filmmaker turned Real Estate CMO who spent nearly 10 years studying the game, documenting it, shaping it, and amplifying it.

And I gotta say:

The delusion on the media side is wild.

Some clown will hop on TikTok like:

“I made millions in real estate photography!”

Bro.
HOW.
WHERE.
SHOW THE MATH.

In small markets, shoots are $100–$150 on average.
You’d need to shoot THOUSANDS to hit a million.

And then you’ve got the “I do drone for free” crowd.

FREE?
FREE????

My guy…
It takes:

  • 20–25 mins TO SHOOT aerials
  • Time to edit
  • Time to graphics
  • Time to deliver
  • Travel

That’s 4 hours of my life.
You’re doing that for free?
How are you scaling?
How are you paying bills?
How are you claiming millionaire status???
Get the hell out of here.

I’m here for the money too —
don’t get it twisted.

I’m a frustrated filmmaker who found a vertical, mastered it, and built a career, a company, and a reputation around REAL strategy and REAL execution.

I’ve smiled.
I’ve softened my tone.
I’ve played the customer-service game.
I’ve done the “Yes absolutely we can help!” performance.

But 2026?

Nah.

The mask is off.


2026: THE YEAR WE GET REAL

I’m tired.
Tired of the repetitive messaging.
Tired of the fake personas.
Tired of the empty promises.
Tired of the industry pretending to be something it’s not.

But I’m not defeated.
I’m not done.
I’m sharper than I’ve ever been.

This is the year I double down on TRUTH.
On REAL value.
On REAL outcomes.
On REAL partnerships.
On REAL strategy.

THE MANIFESTO

I believe real estate is NOT the biggest decision of your life —
but it IS one of the biggest financial moves you will ever make.

I believe most agents are unprepared —
but the ones who are prepared deserve every win they get.

I believe buyers deserve honesty —
not fairy tales.

I believe sellers deserve strategy —
not clichés.

I believe REALTORS need to stop pretending to be saints
and start showing up as professionals.

I believe media creators should stop lying about their results
and start learning their craft.

I believe real estate in 2026 will reward the real,
and expose the fake.

And I believe MY role —
as a Strategic Creative Partner —
is to help the real ones rise.
